Cancellations by Tenant
If you must cancel for any reason, notify the Agent immediately in writing by email at [email protected] or by U.S. Mail at 1343 Hwy 210, Sneads Ferry, NC 28460. A cancellation does not relieve you from the terms of the Agreement. The Agent will make every effort to re-rent the property for the same period.
If the property is re-rented for the specified period, advanced rent payments will be refunded less a cancellation fee (up to 15% of the gross rental amount), less any discounts or expenses required to re-rent, and less the Travel Insurance Premium (see paragraph 13 of the Agreement). Failure to cancel in writing may result in the final payment being charged to your credit card.
If the property is not re-rented, you will not be entitled to reimbursement of any advance rent payment. The Agent is not responsible for reimbursing fees already paid to or due a third party; you must seek reimbursement directly from that third party. You are responsible for verifying that your written cancellation has been received by the Agent.
Cancellations by the Agent
If the property becomes unavailable prior to your occupancy, the Agent will make every effort to substitute a reasonably comparable property and will notify you as soon as possible. If a comparable substitute cannot be provided, the Agent will refund 100% of your advance rental payments.
The Agent reserves the right to automatically cancel a reservation if the Advance Amount Due is not paid within 3 calendar days of booking or if the Balance Due is not received no later than 30 days prior to arrival. The Agent, on behalf of the Owner, may cancel this Agreement at any time prior to your taking possession. In such an event, all payments you have made will be refunded, and neither the Agent nor the Owner will be liable for any damages incurred as a result of the cancellation.
If you wish to be transferred to alternative premises, the Agent will make a good faith effort to relocate you to a reasonably comparable property. You agree to pay any increase in rental charges associated with the new property.
