Comprehensive rental information for Topsail Island vacation properties managed by Coastal Premier Properties.

Booking and Reservations

Please carefully read the Terms & Conditions that will appear on your reservation contract with Coastal Premier Properties.

Rental periods: During summer (Memorial Day week through Labor Day week), reservations are for full weeks only with Saturday-to-Saturday turn days. From January through Memorial Day and late August through December, partial weekly rentals with a 3-night minimum are available for most properties.

Reservations may be made by phone or online. After booking, a rental agreement will be sent to the name on the reservation, and all further communication will be made with that person only. If you have special requirements or particular needs, call the office at 910.622.1719 prior to confirming your reservation.

Costs and Payment

The total price for a vacation rental includes:

  • Base rent
  • Taxes (NC sales tax + local accommodations tax)
  • Travel Insurance (optional)
  • Security Deposit Waiver
  • Reservation admin fee

Security Deposit Waiver: In lieu of a damage deposit, you may choose the Security Deposit Waiver for your vacation. This plan covers up to $3,000 of accidental damages.

Cancellations

All cancellations must be received in writing (email or letter). If the property is re-rented on the same terms, you will receive a refund of all payments made, less a $100 cancellation fee, reservation admin fee, and tax. Otherwise, no refund of rent payment is provided. Sub-leasing is not permitted. See Terms & Conditions for the complete cancellation policy.

What's Provided in Rental Properties

Each property is individually owned and furnished by its owner. Most kitchens are well equipped, though you may wish to bring favorite kitchen items.

All properties include:

  • Central air conditioning
  • Color cable TV or streaming
  • Internet access
  • Washer/dryer access
  • Fully equipped kitchen (microwave, dishwasher, coffee maker, blender, toaster, pots/pans, dishes, utensils, glassware)
  • Bedding (pillows, comforters or bedspreads for beds—excludes sleeper sofas)
  • Iron and ironing board

Additional amenities vary by property and owner preference.

Linens: All rental homes include bed and bath linens. Bed making is not included.

Starter Kit: Your property comes with a starter kit including 1 roll of toilet paper per bathroom, 1 roll of paper towels, 3 oz dish soap, 2 dishwasher pods, and 1 Tide pod.

Beach Furniture: Beach furniture is not provided but may be rented from local companies:

Pet Policies

Coastal Premier Properties provides three accommodation options regarding pets. Only dogs are allowed in pet-friendly homes.

  • Pet Free: Pets are not allowed by guests or homeowners
  • No Pets: Guests are not allowed to bring pets, though homeowners can
  • Pet Friendly: Guests are allowed to bring pets for a fee

Check-in and Check-out

Office Hours: 9:00 AM to 5:00 PM Monday through Saturday. Closed for Christmas and New Year's holidays.

Check-in: Check-in begins at 4:00 PM. Once the property is cleaned and inspected, you will receive a text with your entry code. Do not go to the property until you receive your text, as cleaners and inspectors will not stop if there are cars in the driveway, which may delay your check-in.

Late Check-in: As long as your rental agreement is signed and your reservation is paid in full, you can check in after 4:00 PM. Call the office if you expect to arrive past 5:00 PM to make check-in arrangements.

Check-out: Check-out time is 10:00 AM.

Parking

Parking varies between properties. Check the website for parking information on your specific property. Note that Surf City (April 1–October 31) and North Topsail Beach (year-round) require paid parking in public lots. For more information, see Surf City parking and North Topsail Beach parking.
